Mahindra Lifespaces Expands in North Bengaluru
Mahindra Lifespace Developers Limited, the real estate and infrastructure development arm of the Mahindra Group, announced the agreement on 27 October 2026.
According to the company's official statement, the project is expected to provide approximately one million square feet of saleable area, primarily comprising premium residential apartments.
The site is located off the Bengaluru-Hyderabad Highway, approximately eight kilometres from Kempegowda International Airport.
The developer expects to launch the project within nine months of its announcement, subject to the progress of development and necessary preparations.
The announcement concerns a joint development agreement. It does not mean that apartment construction has been completed, sales have commenced or revenue has already been earned.
Three North Bengaluru Projects Now in Pipeline
The new agreement adds to Mahindra Lifespaces' existing expansion in the northern part of the city.
The company said it now has three projects in the region, including two land parcels acquired in 2025.
Together, the three projects represent approximately three million square feet of potential saleable development.
The company identified infrastructure development, airport proximity and access to employment centres as factors supporting its interest in the region.
It also referred to upcoming Metro connectivity in the vicinity.
However, the announcement did not establish an operating date for any future Metro connection serving the project.
What Does ₹1,250 Crore GDV Mean?
The announced ₹1,250 crore figure is the project's estimated gross development value, or GDV.
GDV generally represents the anticipated gross sales value of a proposed development under the developer's assumptions.
It is not the same as construction expenditure, committed capital investment, net revenue or profit.
The figure may change depending on the eventual project configuration, realised selling prices, sales volumes and market conditions.
An approximate calculation based on ₹1,250 crore of GDV and one million square feet of proposed saleable area produces an implied gross realisation of around ₹12,500 per square foot.
That is only an arithmetic relationship between two estimates, not an announced apartment price or verified market rate.
What Does the Project Mean for Homebuyers?
The agreement adds another prospective residential development to North Bengaluru's future housing pipeline.
For buyers, an additional project could create more choice once the scheme launches.
However, its eventual affordability and suitability will depend on the approved plans, apartment configurations, actual pricing, payment schedule, infrastructure access and completion commitments.
Potential buyers should wait for the relevant project disclosures and applicable regulatory registration before treating the development as a bookable property.
What Happens Next?
The important milestones will be the project's regulatory approvals, launch announcement, final configuration, registered completion schedule and initial sales response.
Mahindra Lifespaces' continued expansion signals developer interest in North Bengaluru, but it does not establish that local property prices will increase.
For buyers and investors, the central question is whether airport proximity and future infrastructure improvements will translate into better everyday connectivity and sustainable demand at the prices eventually offered.

Evidence Caveats
The project's development area, location, launch target and estimated GDV are company-announced figures.
The final project plans, selling prices, unit mix, regulatory registration and completion date were not established by the reviewed announcement.
The ₹12,500-per-square-foot calculation is illustrative and should not be treated as an advertised selling price.
The announced development is not evidence of future property-price appreciation or guaranteed investment returns.
