Are Offices Starting to Follow Employees Home?
WeWork India has announced two centres in Whitefield, Bengaluru, and Wakad, Pune, representing approximately 2.25 lakh sq ft and more than 4,500 desks.
The locations may be more interesting than the capacity.
Whitefield combines a large enterprise ecosystem with housing, Metro connectivity and amenities.
Wakad sits close to Hinjewadi while drawing on a substantial residential catchment and Mumbai-Pune Expressway connectivity.
WeWork India's own rationale focuses on how easily employees can move between where they live, work and spend their time.
That raises a bigger commercial real estate question.
Hybrid work may make a long commute harder to justify. Instead of requiring every employee to travel to a traditional CBD, companies can use flexible or managed offices closer to distributed talent pools.
But announced capacity is not proof of demand.
The 4,500+ desks still need to achieve sustainable occupancy and pricing. Centre-level occupancy, revenue and returns were not disclosed.
