Interesting breakdown. Has anyone validated this with recent site execution costs?

One practical way is to benchmark against the latest BOQ revision and vendor quotes.

Would IBM’s Office Lease Change Your Property Budget?

IBM India has reportedly taken a ten-year office lease at Bagmane Solarium City in Bengaluru. For a nearby homebuyer or landlord, the useful question is how that commitment could change demand for a particular home.

A larger office footprint could accommodate additional employees, consolidate existing teams or shift activity between locations. The reporting reviewed does not establish which effect dominates.

That leaves a gap between a substantial office agreement and a seller’s claim that nearby homes deserve a higher price.

We would like to hear your reasoning:

  1. What evidence would justify a higher purchase price: achieved residential rents, confirmed workforce additions or a measurable commute advantage?
  2. Have you seen an office opening improve tenant demand nearby? What changed, and over what period?
  3. Which local constraint could limit the benefit here, such as access, water reliability or competing housing supply?
