Mumbai's region recorded 3,145 registrations of homes priced at Rs 5 crore or more between April and September 2026, according to a Lighthouse Luxury and Zapkey report cited by Business Standard. The reported transaction value was Rs 32,623 crore.
The Six-Month Picture
The Business Standard report says the data cover registered luxury residential transactions during the first half of financial year 2026-27. The count averages more than 17 registrations a day across the six-month period. It is a segment-specific measure, not the number of all homes sold in Mumbai.
The second quarter accounted for 1,651 registrations, compared with 1,494 in the first quarter. Reported transaction value reached Rs 17,600 crore in the second quarter, up 17.1% from the first, according to the report. A rise in transaction value combines changes in volume and transaction sizes; it does not by itself measure the change in a like-for-like home's price.
The report counted 29 homes at Rs 50 crore or more across the half year. The quarterly count rose from nine to 20. Worli accounted for Rs 5,558 crore across 275 deals, according to the same source. These figures describe a narrow upper segment and cannot establish the experience of buyers in lower price brackets.
What the Data Can and Cannot Show
The report uses registration data, as described by Construction World. Registration timing can differ from a buyer's initial booking, and the mix of projects and neighbourhoods can change from one quarter to another. The reported average ticket is therefore not an index tracking identical properties over time.
For prospective buyers, the headline is a prompt to examine comparable registered transactions, project approvals and the full ownership cost. It is not proof that any particular property will appreciate or sell quickly.
What to Check
- Compare registered transactions in the same micro-market and property type, with dates and carpet area, before using an average as a price benchmark.
- Check the project's registration and current disclosures on MahaRERA where applicable.
- Ask for the total purchase cost, including applicable duties, fees and ongoing charges, rather than comparing the base price alone.
