North Bengaluru Property: Is the Airport Premium Worth It?

Mahindra Lifespaces announced a 10.05-acre joint development agreement in North Bengaluru on 27 October 2026.

The developer estimates the proposed premium residential project could have a gross development value of ₹1,250 crore, with approximately 10 lakh square feet of saleable area.

The site is described as around eight kilometres from Kempegowda International Airport.

This adds to a growing pipeline of residential developments in the northern part of the city.

But developer expansion creates an interesting question.

Does the presence of a major developer signal attractive investment potential, or are buyers already paying for future infrastructure and growth that have not yet materialised?

Three questions for the community:

1. Would you pay a premium for a home near Bengaluru Airport if your daily commute were elsewhere in the city? Which locations and travel times would influence your decision?

2. For North Bengaluru investors, which matters more: future Metro connectivity, nearby employment, current rental demand or the purchase price?

3. As more premium apartments enter the development pipeline, could additional supply improve buyer choice while making future resale more competitive?
