India Real Estate Investment: Slump or Shift?
Summary
India's real estate deal value fell 76% year on year in the third quarter of 2026. Yet other industry reports show institutional investment continuing to grow. The apparent contradiction points to a market where the definition of investment, the assets attracting money and the timing of transactions matter as much as the headline numbers. According to Grant Thornton Bharat's Q3 2026 Real Estate/REITs Dealtracker, India recorded 24 real estate transactions worth $705 million between July and September. That was down from 42 transactions worth $2.9 billion in the corresponding quarter of 2025.

India's real estate deal value fell 76% year-on-year in the third quarter of 2026.
Transaction value also declined 69% from the $2.3 billion recorded in Q2 2026.
The figures signal a sharp contraction in recorded deal activity. But they do not, by themselves, establish that investors have abandoned Indian property.
Why did deal activity fall so sharply?
The decline was driven partly by the absence of large-ticket transactions and subdued capital-market activity. Uncertainty around the global economic environment also contributed to a more cautious investment climate, according to Grant Thornton Bharat.
Private equity remained the largest contributor to deal value, recording nine transactions worth $555 million during the quarter. That represented nearly 79% of total deal value. However, private-equity activity was still substantially lower than a year earlier.
Public-market fundraising was also weaker. Two initial public offerings raised $59 million during Q3 2026, compared with five IPOs raising $805 million and four qualified institutional placements raising $344 million in Q3 2025.
These numbers suggest that fewer large transactions and reduced fundraising contributed to the fall. They do not establish that every property category, developer or city experienced the same degree of weakness.
Has capital actually left Indian real estate?
Not according to every measure.
Colliers reported $5.9 billion in institutional investment inflows during January to September 2026, up 39% year-on-year. Domestic investors contributed approximately $3.5 billion, or close to 60% of the total.
CBRE, using its own investment-inflow methodology, reported $9.5 billion in real estate capital inflows during Q3 2026 and $18.6 billion for the first nine months of the year.
These figures should not be directly compared with Grant Thornton's $705 million deal value as if they represented the same pool of transactions. The firms use different definitions, coverage and methodologies. Investment inflows can include a broader range of capital deployments than a deal tracker captures.
The distinction is important: a fall in one measure is not proof of an equivalent decline in all real estate investment.
Where is investor interest concentrating?
Grant Thornton's data points to a preference for commercial assets and established residential development platforms that offer greater visibility of cash flows and execution.
Two notable Q3 transactions were Brookfield India Real Estate Trust's $179 million acquisition of a Grade-A office asset in Mumbai's Bandra-Kurla Complex and Nexus Select Trust's $168 million investment in a retail and hospitality asset in Guwahati.
Together, these transactions illustrate that sizeable investments continued to take place, even in a quarter with lower aggregate deal value. They are examples of where capital was deployed, not proof that every commercial or retail asset is performing well.
The broader picture is also mixed. Colliers reported that office investment inflows rose 46% year-on-year over January to September, while residential inflows fell 39% over the same period. Hospitality and alternative assets recorded substantial increases from relatively low comparison bases.
The market is therefore not moving uniformly. Asset type, income visibility, financing requirements and the strength of underlying demand can influence investment decisions.
What does this mean for India's property market?
For buyers, investors and homeowners, a decline in institutional deal value is a signal to examine the underlying market more closely, not an automatic instruction to buy or sell.
Institutional investment is only one part of the property ecosystem. Residential prices also depend on local supply, household affordability, employment, borrowing costs, construction expenses and the financial position of individual developers.
For investors, the more useful questions concern the quality of an asset's income, the credibility of its development timeline, the capital required to complete it and the realistic options for exiting the investment.
For homebuyers, the practical priority remains local. A project with sound approvals, transparent costs, credible delivery prospects and sustainable demand may be better positioned than a speculative development, regardless of national investment headlines.
What should we watch next?
The next few quarters should help establish whether Q3 was a temporary lull caused by delayed large transactions or part of a more sustained slowdown.
Watch for a recovery in deal volumes, the return of large-ticket transactions, changes in private-equity deployment, public-market fundraising and the distribution of capital between operational assets and new development. Compare these indicators with leasing demand, residential sales, project launches and the financial health of developers.
India's real estate market has not been shown to be in retreat simply because one deal-value measure fell sharply. The evidence instead points to a quarter of subdued transactions alongside continued investment in selected assets. Whether that selectivity supports a more resilient market or exposes weaker projects will depend on what happens next.
