Is a ₹10,000 Crore Real Estate Pipeline an Opportunity or an Execution Test?

Merlin Group plans to deploy approximately ₹10,000 crore over five years across residential, commercial, retail and mixed-use projects.

It also has nearly 20 million sq ft of development potential intended for launch over the next two to three years.

The opportunity is significant.

Merlin is expanding its Kolkata World Trade Center, building major projects in Pune and developing a new mall in Joka.

Its rental portfolio is becoming more important too.

The company currently reports around ₹60 crore in annual rental income and expects the Joka mall to add another ₹50 crore annually once operational.

But scale creates another challenge.

Merlin's chairman says construction costs have risen around 20% during the year, while the company is simultaneously expanding across housing, offices, malls and mixed-use developments.

FY27 sales are targeted at ₹700 crore, versus approximately ₹500 crore in FY26.

So the key question is not whether ₹10,000 crore sounds ambitious.

It is whether Merlin can turn a 20 million sq ft pipeline into completed, sold, leased and cash-generating assets while keeping construction costs and capital requirements under control.
