Delhi-NCR home prices rose 12% while sales fell. What's actually driving the market?
Here's the strange part of NCR's latest housing data:
Average prices: +12% YoY
Housing sales: -1% YoY
New launches: -14% YoY
And more than 34% of new Q3 supply was reportedly priced above ₹2.5 crore.
So this doesn't look like a simple case of dramatically more buyers chasing homes.
Part of the answer may be premiumisation.
Developers are launching more expensive housing while rising land costs in Gurugram, Noida and Greater Noida make lower-ticket development increasingly difficult.
That creates an important distinction:
NCR property prices are appreciating—but the type of housing being built is changing too.
For buyers, the 12% headline therefore doesn't mean every NCR apartment became 12% more valuable.
And for investors, a rising quoted price matters less if resale liquidity doesn't keep pace.
The question I'd watch next:
If NCR prices keep rising faster than unit sales, does luxury demand sustain the market—or does affordability eventually force prices to slow?
