A 12-acre luxury estate in Silicon Valley has sold for $70 million, setting a record for the affluent California town of Hillsborough and highlighting how wealth generated by the artificial intelligence industry is reshaping the region's ultra-luxury housing market.
The property, known as Villa de Verano and located at 3000 Ralston Avenue, sold for more than twice Hillsborough's previous residential sale record, according to The Times of India, which cited reporting by The Guardian. The sale was also the most expensive property transaction in Northern California this year, according to listing agent Jennifer Gilson of Golden Gate Sotheby's International Realty.
The estate was initially listed for $88 million and remained on the market for about four months before the sale. The six-bedroom main residence spans 12,400 square feet and includes a gym, theatre, spa and aquarium. The property also has a swimming pool, rose garden, amphitheatre, guest house and a sports area with seven courts and a putting green.
The buyer was described as a man working in the AI industry. Gilson told The Times of India that there had been a major increase in buyers from the AI sector over the past year, suggesting that the $70 million transaction could be an important signal for the ultra-luxury segment.
The surge in technology wealth comes as major AI companies move towards potential public listings. The Times of India noted that OpenAI and Anthropic have filed for IPOs, creating the prospect of a new pool of wealthy executives and employees.
The impact is not limited to the most expensive homes.
According to figures cited by The Times of India, the median price of a single-family home in San Mateo County increased 8.5% between May 2025 and May 2026. In San Francisco County, the median price rose by more than 20% over the same period, from $1.8 million to $2.2 million.
The market is also seeing greater interest in off-market properties, where buyers and sellers complete transactions privately without publicly listing a home. That trend is particularly relevant at the upper end of the market, where a limited supply of properties can attract buyers with substantial purchasing power.
The $70 million Hillsborough sale therefore represents more than a single trophy-home transaction. It illustrates how the concentration of wealth around the AI industry is feeding into Silicon Valley's property market, first at the ultra-luxury end and, according to the market figures cited by The Times of India, alongside broader price increases across parts of the Bay Area.
For Silicon Valley's housing market, the question now is how far that wealth effect spreads as the AI industry continues to create highly compensated employees, founders and investors.
