Supertech Projects: NCLAT Seeks Separate Completion Dates
Karthik posts articles on Energy and Construction.
Summary
Homebuyers in 16 stalled Supertech projects need a completion timetable for each development, rather than a broad construction window. The National Company Law Appellate Tribunal has asked the Apex Court Committee overseeing their revival to submit tentative project wise completion dates and disclose available finances before the next hearing on 6 November 2026. The order is dated 1 October 2026 and was reported by ETRealty on 9 October. It records a proposed construction period of 12 to 36 months, but observes that the affidavit does not provide concrete completion dates for individual projects.

Homebuyers in 16 stalled Supertech projects need a completion timetable for each development, rather than a broad construction window. The National Company Law Appellate Tribunal has asked the Apex Court Committee overseeing their revival to submit tentative project-wise completion dates and disclose available finances before the next hearing on 6 November 2026.
The order is dated 1 October 2026 and was reported by ETRealty on 9 October. It records a proposed construction period of 12 to 36 months, but observes that the affidavit does not provide concrete completion dates for individual projects.
The distinction matters because the projects are at different stages of construction. A common revival programme does not mean every buyer faces the same remaining work or delivery risk.
January is a proposed start, not a handover date
The committee’s proposed schedule places the award of works around 31 December 2026, with due diligence necessary to begin construction targeted for completion by 15 January 2027. Required approvals are to be obtained before the proposed construction commencement from 16 January.
These are preparatory and commencement milestones. They should not be read as confirmation that homes will be ready for possession in January.

Funding remains part of the completion question
ETRealty reports that institutional funding could take until approximately March 2027, subject to lenders’ assessment. A proposed contractor-financing arrangement is intended to help work begin while finance is being arranged.
For buyers, the next meaningful update therefore needs to connect three things: the work remaining in their project, the money available to execute it and a realistic completion schedule.

What buyers should watch next
The immediate checkpoint is the report requested before the November hearing. Buyers should look for a date attached to their specific project, the assumptions behind it and an explanation of available finances.
That information can help households plan continuing rent and loan payments. It cannot, by itself, eliminate execution uncertainty.
