BNP Paribas Takes Five Lakh Sq Ft Chennai Office Lease
Karthik posts articles on Energy and Construction.
Summary
BNP Paribas has reportedly leased approximately five lakh sq ft at Chennai’s One Radial office campus through a ten year agreement, adding a substantial occupier commitment to an asset in Mindspace Business Parks REIT’s portfolio. ETRealty’s 12 October report says the transaction covers four floors and supports consolidation of the bank’s existing Chennai offices. That distinction matters: a large lease does not necessarily represent an equivalent increase in the city’s occupied office space.

BNP Paribas has reportedly leased approximately five lakh sq ft at Chennai’s One Radial office campus through a ten-year agreement, adding a substantial occupier commitment to an asset in Mindspace Business Parks REIT’s portfolio.
ETRealty’s 12 October report says the transaction covers four floors and supports consolidation of the bank’s existing Chennai offices. That distinction matters: a large lease does not necessarily represent an equivalent increase in the city’s occupied office space.
A large transaction at a jointly owned campus
Mindspace’s acquisition disclosures identify One Radial as a roughly 2.6 million sq ft campus on Pallavaram–Thoraipakkam Road.
The REIT acquired a 51% stake in Radial IT Park Private Limited, the company owning the asset, alongside 360 ONE and its affiliates holding the remaining 49%. Mindspace states that the acquisition completed on 8 June 2026.
The reported lease therefore concerns a campus in which the REIT has a majority economic interest, rather than wholly owned property.
Lease duration is only part of the income calculation
A long agreement can improve a landlord’s visibility over future occupancy. Its financial value also depends on when rent begins, contractual escalation, incentives, operating costs and termination provisions.
The reported ten-year duration should not be treated as a verified ten-year lock-in. Nor can leased area alone establish how much additional cash will reach REIT unitholders.
ETRealty says its queries to BNP Paribas and Mindspace remained unanswered at the time of publication. Detailed commercial terms should therefore remain attributed to the report.
Consolidation changes how the demand signal is read
For the receiving campus, securing a large occupier can be commercially important. For the wider city, the net effect depends partly on the space that the occupier releases elsewhere.
Vantage examined a separate large corporate commitment in this article -> TVS Motor Takes 5.3 Lakh Sq Ft Bengaluru Office Lease for 10 Years.
The connection is the importance of large office requirements and lease economics. The transactions involve different occupiers, locations and contracts, so their rents or investment outcomes should not be assumed to be comparable.
What investors should watch next
The useful follow-up evidence is the lease’s commencement, rent commencement, termination conditions and subsequent contribution to property cash flow.
For REIT investors, that assessment should extend to debt costs, ownership attribution and distributions per unit. A successful leasing transaction can support an investment case without establishing that the units are attractively priced.
