Four developments within Noida’s Sector 150 Sports City have reportedly received conditional occupancy certificates after clearing their outstanding dues, marking progress for buyers in the long-delayed scheme.
PTI reporting published by ETRealty on 10 October identifies the developments by their legal entities and plot numbers. Buyers still need to establish which towers and units the issued certificates cover.
Which developments are named?
| Developer named in the report | Sector 150 plot |
|---|---|
| Brick Rise Developers Pvt Ltd | SC-02/H&I |
| Ace Infracity Developers Pvt Ltd | SC-02/F |
| Land Kart Builders Pvt Ltd | SC-02/A-1 |
| Samridhi Infra Square Pvt Ltd | SC-02/D |
These are the entities and plots identified in the reporting. The list does not independently establish certificate coverage for every tower or flat within each development.
October reporting describes earlier approval milestones
According to the report, the revised master layout’s formal approval letter was issued on 6 May 2026. The Sports Authority of India subsequently vetted the sports-facility drawings through a report dated 10 June.
The revised layout retains 70% of the project area for sports, recreational and related facilities, institutional uses and open spaces. That allocation is not evidence that the facilities are already complete or operational.
The October coverage therefore describes a sequence of approvals and compliance progress, rather than a master plan first approved this week.
Why “conditional” matters
An earlier Supreme Court order illustrates the importance of checking the scope of the relief.
In its 26 September 2025 order concerning Brick Rise Developers, the Court directed conditional occupancy certificates for six towers whose applications were pending. It made the certificates subject to the final outcome of the petitions and further Court directions, retained sports-facility responsibilities and said the relief should not be treated as a precedent for other allottees.
That is historical context for the specified case. It does not establish the complete current conditions applying to all four developments.
The issued certificates and subsequent applicable orders remain the documents buyers need to inspect.
Progress must be matched to the buyer’s own home
A layout approval, an occupancy certificate and actual possession answer different questions.
For a waiting household, the practical next step is to obtain the certificate covering its tower, understand any conditions and confirm the remaining handover requirements.
We examined why project-specific evidence matters in this article -> Supertech Projects: NCLAT Seeks Separate Completion Dates.
The cases have different legal frameworks. The shared lesson is that a broad revival update cannot substitute for the documents and milestones applicable to a particular home.

Reporting limitation: The current issued certificates, their complete tower schedules and the Authority’s latest affidavit were not independently retrieved. Reported receipt of approval should not be generalised into clearance for every unit.
