India's organised retail real estate market recorded its strongest leasing performance in four years during the first half of 2026, according to The Economic Times. The growth comes despite a shortage of new retail space entering the market, highlighting continued demand from brands looking to expand their physical presence.
The report says retailers have continued to lease space in malls and high-street locations across major cities, while developers face a relatively thin pipeline of new shopping centres. The combination of rising demand and limited supply is expected to keep competition for quality retail space strong.
The renewed momentum reflects growing confidence among retailers after several years of post-pandemic recovery. Physical stores remain an important part of expansion strategies, particularly for fashion, food and beverage, lifestyle, and international brands seeking greater visibility in India's urban markets.
A sustained increase in leasing activity is also significant for the commercial real estate sector. Long-term lease commitments often encourage developers and investors to move ahead with new retail projects, although fresh supply typically takes years to reach the market because of land acquisition, approvals, financing, and construction timelines.
If demand continues to outpace supply, rentals for premium retail locations could remain firm, especially in established metropolitan markets where available space is limited.
The report points to a retail property market that continues to attract occupier interest despite constrained supply. Whether this momentum is maintained will depend on how quickly new retail projects are delivered and whether consumer demand remains resilient over the coming quarters.
