TVS Motor has taken 5.3 lakh sq ft in Hebbal. Are large office consolidations becoming more common?
TVS Motor has reportedly leased 529,533 sq ft at Gardencity IT Park in Hebbal, Bengaluru, with a reported monthly rent of about ₹4.7 crore and a 10-year term.
That works out to roughly ₹89 per sq ft per month on the reported super built-up area, although escalation, maintenance, incentives and other lease terms are not publicly available.
The scale is notable. The leased area is equivalent to about 10% of Bengaluru’s 5.2 million sq ft of Q3 gross office leasing, although it is not confirmed whether this specific deal is included in Colliers’ quarterly total.
Vantage has previously tracked the shift towards larger office requirements.
