A Large Tenant Signs. What Makes the Investment Better?

BNP Paribas reportedly committed to approximately five lakh sq ft at Chennai’s One Radial campus for ten years. Mindspace’s disclosures show that the REIT holds 51% of the company owning the asset.

At Vantage editorial, we see a useful distinction: a substantial tenant commitment can support a property’s leasing progress, but investor returns depend on cash flow, ownership, financing and the price paid for exposure.

The reported consolidation of existing offices also raises a second question. A destination property can gain a tenant without the city gaining an equivalent amount of net demand.

Let’s discuss:

  1. Which lease provision would give you the most confidence in income durability, and why?
  2. How would you balance a major tenant’s commitment against concentration risk?
  3. What evidence would you need before a leasing announcement changed your valuation of a REIT?

Comment in this thread with your reasoning, experience or counter-evidence. General examples are welcome; private holdings and account details are unnecessary.
