Bengaluru grows while NCR retreats

The Economic Times’ coverage of the same research reports 5% sales growth in Bengaluru, compared with an 11% decline in Delhi-NCR.

Within NCR, the ₹5–10 crore bracket recorded a much sharper 39% contraction. That distinction matters: a regional slowdown does not mean every budget segment or neighbourhood is moving together.

A changing sales mix needs careful interpretation

Higher-ticket homes gaining share can reflect several forces, including the homes developers bring to market, the purchasing power of active buyers and properties moving into higher price brackets.

The sales figures alone cannot establish how much each explanation contributes. They also do not show whether households priced out of a preferred location have postponed buying, reduced their space requirements or moved elsewhere.

For developers, the practical issue is whether new supply matches a sufficiently deep pool of buyers. For households, it is whether suitable homes remain available within an affordable all-in budget.

What buyers should watch next

The next useful evidence is local: comparable transactions, available homes in the same price range, possession timelines and the terms sellers are willing to offer.

More launches do not automatically create more choice for every buyer. A household seeking a modestly priced apartment may gain little from additional supply in a substantially higher bracket.

Equally, slower regional sales do not establish that a particular property will become cheaper.

Why this matters to you: If you are buying a home or assessing a residential investment, compare the neighbourhood, property type and budget band you can actually enter. An eight-city average is context, not a valuation of your shortlisted property.
