Colliers Reports 5.9 Billion in Realty Investments, With a Different Picture From Earlier CBRE Coverage
Karthik posts articles on Energy and Construction.
Summary
Institutional investment in Indian real estate reached approximately $5.9 billion during January–September 2026, up 39% from a year earlier, according to Colliers’ report published on 8 October. Its quarterly figures are more mixed: Q3 investment increased 12% year on year but declined 51% from Q2. The distinction matters. A stronger nine month total can coexist with a slower latest quarter. Neither comparison, by itself, describes every part of the property market.

What the Fresh Report Adds
Business Today’s coverage of the Colliers data places domestic investors at approximately 59% of nine-month inflows. Offices attracted the largest share over that period, while hospitality led during Q3.
That provides a fresh view of the sources and destinations of institutional capital. It also raises a question for readers of Vantage’s earlier investment coverage: how does this sit alongside the much larger figures reported by CBRE?

Why the Earlier $9.5 Billion Figure Needs Context
Earlier Vantage coverage drew on CBRE’s equity-investment series. CBRE reported $9.5 billion for Q3 and $18.6 billion for January–September.
Those figures cannot be joined to Colliers’ institutional-investment numbers as though they form one continuous series.

There are documented differences in the reports’ framing. Colliers defines a set of institutional investor categories and compiles publicly available information. CBRE’s report includes developers as well as institutional investors, and notes that some portfolio and REIT transaction values may include enterprise value.
However, these disclosures do not provide a complete transaction-by-transaction explanation of the numerical gap. Describing one series as institutional and the other as broader equity investment is useful context, but it is not a complete reconciliation.
What Readers Can Conclude
The new report establishes a fresh result within Colliers’ own dataset. It does not, by itself, correct or supersede CBRE’s earlier total.
For property buyers, capital inflows remain background information rather than a direct forecast of local prices. For developers and contractors, an investment transaction also needs to be distinguished from funding available for a particular project or a confirmed construction order.
The next useful evidence would be a comparison of the transactions included, their recorded values and the dates on which each provider recognised them.
