RBI has raised the repo rate by 25 basis points to 5.50% and shifted its policy stance from neutral to calibrated tightening. The obvious property question is what happens to home-loan EMIs. We think the more useful question is which buyers actually change behaviour. India's housing market enters this rate cycle after further price increases. Current industry evidence suggests affordable and mid-income buyers are likely to be more sensitive to higher borrowing costs, while premium demand may prove more resilient. That means aggregate housing sales could potentially remain healthy even while affordability becomes more difficult for financing-dependent households. We would like to test that thesis against actual market experience: Has the 25-bp increase changed a buyer's budget or purchase decision yet? Are buyers accepting higher EMIs, extending loan tenures, choosing smaller homes, moving farther out or simply delaying purchases? For developers, has the change in financing cost affected land bids, launch decisions or project underwriting? And perhaps most importantly, does one 25-bp increase matter, or would it take another 25 to 50 bps before behaviour changes materially? Add substantive evidence from your market, whether you are a buyer, broker, developer, lender, investor or adviser. Contradictory evidence is equally useful. Share this discussion with colleagues working directly with homebuyers or project finance. Their experience can help distinguish a mathematical increase in borrowing cost from a genuine change in property behaviour. Where Vantage's participation-points mechanism is active and applicable, substantive participation can also earn points.

Interesting breakdown. Has anyone validated this with recent site execution costs?
