Are managed offices becoming the default expansion model for large companies?
Smartworks has announced approximately ₹305 crore of contracted rental revenue from new corporate clients, following another ₹235 crore from existing-client expansions.
Together, that's ₹540 crore of incremental contracted rental revenue.
Against Smartworks' ₹5,400 crore contracted base at 30 June, the recent additions equal 10%.
But that's a scale comparison—not 10% reported revenue growth.
The more interesting numbers may be elsewhere.
Smartworks says 92% of rental revenue comes from enterprise clients, while around 41% comes from customers requiring more than 1,000 seats.
At that scale, this isn't really the old freelancer-and-startup idea of coworking.
It's corporate real estate.
The trade-off is interesting too.
Companies gain speed and flexibility by outsourcing office setup and operations. Managed-office providers, meanwhile, can take long-term property commitments that still need to be filled if corporate demand changes.
So perhaps the question isn't whether managed offices will replace traditional leasing.
It's which parts of a company's office portfolio no longer need a traditional lease at all?
