If Offices and Malls Approach 90% Occupancy, Is Indian Commercial Real Estate Becoming Supply-Constrained?

ICRA expects occupancy across India's top six office markets to reach 88.5% to 89% by March 2027.

Grade A mall occupancy could remain around 88% to 88.5%.

Those are strong numbers, but there is an important second half to the story.

India could add 58 million to 60 million sq ft of office supply during FY27, while another 3.5 million to 4 million sq ft of Grade A mall space is expected.

For offices, GCCs, flexible workspace operators and domestic companies are expected to absorb much of that capacity.

For malls, about 35% of upcoming supply is already pre-leased.

The question is what happens when occupancy gets close to 90%.

Landlords have less vacant space available to drive growth, so rental escalations, renewals, tenant quality and asset expansion become more important.

At the same time, strong occupancy encourages developers to build more.

That creates a classic commercial-property trade-off:

Can demand keep absorbing new supply, or will development eventually weaken occupancy and landlord pricing power?

For investors, the national occupancy number is only the starting point.

Micro-market vacancy, competing supply, tenant concentration, lease expiries and asset quality will determine which properties actually benefit.
