RBI Raises Repo Rate to 5.50: Homebuyers Face a Fresh Repayment Calculation

Karthik posts articles on Energy and Construction.

Summary

The Reserve Bank of India raised its policy repo rate by 25 basis points to 5.50% on 7 October 2026 , bringing borrowing costs back into focus for homebuyers and existing housing loan customers. The Monetary Policy Committee also shifted its stance to “calibrated tightening.” The decision changes the benchmark against which repo linked loans are priced. Its effect on an individual household, however, depends on the loan’s reset date, contractual terms and how the lender adjusts repayments. For borrowers, the next monthly debit may reveal only part of the impact.

The Reserve Bank of India raised its policy repo rate by 25 basis points to 5.50% on 7 October 2026, bringing borrowing costs back into focus for homebuyers and existing housing-loan customers. The Monetary Policy Committee also shifted its stance to “calibrated tightening.”

The decision changes the benchmark against which repo-linked loans are priced. Its effect on an individual household, however, depends on the loan’s reset date, contractual terms and how the lender adjusts repayments.

For borrowers, the next monthly debit may reveal only part of the impact. An unchanged EMI can accompany a longer repayment period.

The policy rate and your loan rate are different numbers

The repo rate is not the interest rate charged on every home loan. A borrower’s applicable rate reflects the product’s benchmark and pricing terms.

Repo-linked floating loans respond through their reset mechanism. Loans linked to other benchmarks, and fixed-rate arrangements, need to be assessed against their own contracts.

The practical information to obtain is the revised interest rate, its effective date and the updated repayment schedule.

A small rate movement can change the repayment timeline

Consider an illustrative loan with ₹50 lakh outstanding and 20 years remaining.

At an assumed interest rate of 8%, the monthly instalment is approximately ₹41,822. At 8.25%, retaining the same repayment period increases it to approximately ₹42,603, or ₹781 more a month.

If the original EMI is retained instead, the mathematical repayment period extends to approximately 252 months, nearly a year beyond the original 240 months.

These are Vantage calculations, not lender quotations. They assume monthly reducing-balance repayments, no fees or prepayments, and a constant interest rate throughout each scenario. Actual loan schedules will differ if those assumptions change.

Borrowers have choices to compare

RBI’s updated framework provides for choices involving a higher EMI, a longer tenure or a combination, along with part or full prepayment subject to applicable rules.

Switching to a fixed rate is conditional on the lender offering that option. Borrowers should obtain the applicable rate and charges before evaluating it.

What this means for the housing market

The policy decision creates a new affordability calculation. It does not, by itself, establish that home prices will fall or that buyers will postpone purchases.

Those outcomes require evidence from transactions, cancellations, inventory and lender repricing. Household income, local supply and the suitability of individual properties remain relevant.

For first-time buyers, the immediate task is to reassess the complete ownership budget, including costs outside the EMI. Existing borrowers should compare both the monthly payment and the revised loan maturity date.
