Mumbai recorded 12,401 property registrations in August, marking an 11% increase from a year earlier and putting the city on track for its highest August registration count in more than 14 years.
The figure was recorded by 5.20 pm on Monday, according to data analysed by Knight Frank India from the Maharashtra Department of Registration and Stamps. The consultancy had estimated that registrations could rise to around 12,500 by the end of the day.
Mumbai recorded 11,230 property registrations in August 2025. The latest numbers point to continued strength in the city's residential market, despite high property prices and a growing focus among buyers on location, quality and project delivery.
Shishir Baijal, chairman and managing director of Knight Frank India, said sustained homebuyer interest had helped push registrations to what is expected to be the strongest August performance in over 14 years.
The trend, he said, reflects a market in which buyers are becoming more selective rather than stepping away altogether. Well-located projects supported by quality infrastructure are likely to remain attractive, according to the report.
Mumbai's large employment base, economic depth and long-term investment appeal are also expected to continue supporting housing demand. The strong registration activity spans both the primary market, where buyers purchase directly from developers, and the secondary market, where existing properties change hands.
Industry experts said the numbers underline the resilience of Mumbai's housing market even as affordability remains a challenge for many buyers.
Jason Samuel, managing director of Mumbai-based realty firm House of Swamiraj, told PTI that the sustained activity suggested the market's momentum was extending over a longer period. He attributed the trend to continued end-user demand, improving buyer confidence and a preference for home ownership, particularly among those looking for well-located and quality homes.
But strong registrations do not mean the market is without unresolved problems.
Samuel pointed to projects that have remained stalled for years, leaving buyers and families waiting for their homes and highlighting the importance of execution alongside new project launches.
That distinction could become increasingly important as Mumbai's buyers grow more discerning. The latest registration numbers show that demand remains firm, but the market is also rewarding projects that offer the right location, infrastructure and confidence in delivery.
For prospective homebuyers, the August surge is another indication that competition for desirable properties in Mumbai remains intense. For developers, it reinforces a different message: launching projects may attract attention, but execution and timely delivery are likely to play an increasingly important role in converting buyer interest into completed transactions.
Mumbai's August performance now stands as a significant marker for the city's residential market, with final registration numbers expected to determine just how far above previous August records the total will finish.
