India attracts record 8.5 billion in real estate equity inflows in H1 2026: CBRE

Strong domestic participation and sustained demand for office, industrial, logistics and data centre assets helped Indian real estate post its highest-ever first-half equity inflows.

India's real estate sector attracted a record US$8.5 billion in equity inflows during the first half of 2026, marking its strongest January–June performance on record, according to a report by real estate consultancy CBRE.

CBRE attributed the milestone to a mix of robust domestic investment, continued foreign institutional participation and strong demand across commercial real estate segments, including office spaces, industrial and logistics assets, and data centres.

The consultancy said domestic investors continued to play a larger role in the market, reflecting a gradual shift towards locally driven capital alongside overseas investment. Office developments remained a major destination for institutional funds, while logistics parks and data centres continued to attract investors seeking long-term growth opportunities.

The report comes amid sustained activity across India's commercial real estate market, supported by demand for modern office space, expanding manufacturing and the rapid growth of digital infrastructure. Data centres, in particular, have emerged as a preferred asset class as businesses increase investment in cloud computing and artificial intelligence.

Access to institutional capital can help developers finance new projects and improve liquidity, particularly in commercial real estate. The extent to which these investments translate into additional housing and commercial supply, however, will depend on project pipelines, financing costs and market demand.

While the first-half figures point to strong investment momentum, the sector continues to face external risks, including global interest rate movements, geopolitical uncertainty and changes in capital flows. Even so, CBRE's latest data suggests investors remain willing to commit significant capital to Indian real estate despite a cautious global investment environment.

Whether this momentum continues through the second half of 2026 is likely to depend on commercial leasing activity, economic growth and the availability of institutional capital.
