The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has approved 12 new real estate projects across six districts, involving an estimated investment of ₹1,663.85 crore and 3,090 residential and commercial units.
The approvals were granted at UP RERA's 214th authority meeting, chaired by its chairman Sanjay Bhoosreddy, according to an official statement reported by PTI and multiple news outlets.
The projects span Lucknow, Ghaziabad, Hapur, Ayodhya, Prayagraj and Kanpur. Lucknow accounts for the largest share of both investment and proposed units, with four projects involving an estimated ₹609.35 crore and 1,972 units. These include two residential projects, one commercial development and one mixed-use project.
Ghaziabad has received approval for three residential projects with an estimated investment of ₹605.06 crore. Together, they are expected to comprise 574 residential units.
Hapur will get two residential projects involving an estimated ₹123.45 crore and 192 units. The remaining three approvals are spread across Ayodhya, Prayagraj and Kanpur.
The Ayodhya project has an estimated investment of ₹72.61 crore and 85 residential units. In Prayagraj, one project worth an estimated ₹51.66 crore will comprise 109 units. Kanpur has received approval for a project involving ₹201.72 crore and 158 units.
The distribution means that the bulk of the newly approved development is concentrated in Lucknow and Ghaziabad. Together, the two cities account for 7 of the 12 projects and ₹1,214.41 crore of the estimated investment.
UP RERA said the newly approved projects are expected to increase construction activity and create opportunities in related sectors including construction materials, engineering and transport. The authority also said its focus would remain on compliance with the Real Estate (Regulation and Development) Act, timely completion of projects and protection of homebuyers' interests.
For homebuyers, however, project approval is only an early stage in the development cycle. The authority's stated emphasis on compliance, monitoring and timely completion points to the next phase: ensuring that approved projects progress according to their registered commitments.
The latest approvals add a sizeable pipeline of residential and commercial development across Uttar Pradesh. With more than 3,000 units spread across six districts, the projects will also extend new construction activity beyond the state's largest urban centres to markets such as Hapur, Ayodhya and Prayagraj.
