Is the Yamuna Expressway Becoming a Real Housing Market or Still an Infrastructure Bet?
Gaurs Group says it has sold all 1,088 homes at Gaur Alaris in Sector 22D on the Yamuna Expressway for approximately ₹1,800 crore.
That implies an average booking value of around ₹1.65 crore per home, based on a Vantage calculation.
The project was launched in early August and was reported sold out by early October.
The obvious catalyst is the wider infrastructure story, particularly Noida International Airport.
But a successful launch and a mature housing market are different things.
A sustainable residential corridor eventually needs:
completed homes,
actual residents,
jobs,
rental demand,
and
resale liquidity.
The reviewed evidence does not disclose how many Gaur Alaris buyers are end-users versus investors.
That may become one of the most important questions as more developers launch projects in the corridor.
Strong demand attracts supply.
The next test is whether the Yamuna Expressway can absorb that future supply after the initial infrastructure excitement matures.
