New retail mall supply across India's seven largest cities has fallen 57% year-on-year, creating a shortage of premium retail space as domestic and international brands continue expanding their physical presence, according to a report cited by The Times of India.
The slowdown has widened the gap between demand and supply in organised retail, with established malls attracting strong interest from fashion, lifestyle, beauty and food-and-beverage brands looking to secure high-footfall locations. As a result, competition for available space has intensified across major metropolitan markets.
Industry observers attribute the decline in new supply to longer project development timelines, higher construction costs and a more cautious development environment. Since large retail projects often take several years to complete, developers have struggled to keep pace with retailers' expansion plans.
The shortage is most evident in Delhi NCR, Mumbai, Bengaluru, Hyderabad, Chennai, Pune and Kolkata, where organised retail continues to attract investment despite the rapid growth of e-commerce. Tighter vacancies are also expected to support rental growth in well-performing malls.
For retailers, the limited availability of premium space is prompting a broader search for alternatives. Some brands are renewing leases earlier than planned, while others are expanding into high-street retail corridors or mixed-use developments that combine retail, office and residential spaces.
The slowdown also reflects wider pressures facing commercial real estate developers. Rising construction costs, financing challenges and longer approval timelines have delayed several retail projects, limiting the amount of new organised retail space entering the market.
For shoppers, the impact is likely to be seen less in brand availability than in where new stores open. As premium mall space becomes harder to secure, more retailers may choose high-street locations and mixed-use developments instead of waiting for space in traditional shopping centres.
While additional retail projects are expected to come online over the next few years, new malls require long development cycles. Until that supply arrives, owners of established malls are likely to benefit from sustained demand as retailers compete for a limited number of prime locations.
