Developers in parts of Hyderabad are seeking clarity after stricter enforcement of buffer-zone regulations linked to the Musi Riverfront project raised concerns over ongoing villa and apartment developments in Bandlaguda Jagir and Kismatpura.

According to reports in Telangana Today, authorities have extended buffer restrictions to 50 metres in certain areas, prompting concerns among builders and landowners about the impact on approved and under-construction projects.

The enforcement drive is being overseen by the Hyderabad Disaster Response and Asset Protection Agency (HYDRAA), which has intensified action against encroachments around lakes, nalas and river channels. Officials say the measures are intended to improve flood management and protect water bodies as Hyderabad expands.

Developers, however, argue that the restrictions could reduce the amount of land available for construction and create uncertainty for projects that are already underway. Industry representatives have sought greater clarity on how the rules will apply to projects that received approvals before the latest enforcement measures.

The regulatory scrutiny comes as Telangana's real-estate sector faces tighter oversight on multiple fronts. In a separate development, the Telangana Real Estate Regulatory Authority (TGRERA) imposed penalties on three Hyderabad developers for marketing projects that were not registered with the regulator.

Under the Real Estate (Regulation and Development) Act, developers must register qualifying projects before advertising or selling units. The law was introduced to improve transparency and protect homebuyers from legal disputes and project delays.

For prospective buyers, the recent developments highlight the importance of verifying a project's RERA registration, development approvals and any environmental or buffer-zone restrictions before making a purchase decision.

As Hyderabad continues to grow along its western and southern corridors, developers are likely to face increasing scrutiny over both environmental compliance and regulatory approvals.
