RBI Holds Repo Rate Realty Sector Expects Stronger Festive Home Sales

The Reserve Bank of India (RBI) has kept the benchmark repo rate unchanged at 5.25%, a move that the real estate industry believes could support home buying during the upcoming festive season by providing stability in home loan borrowing costs.

For prospective homebuyers, the immediate takeaway is that home loan EMIs are unlikely to change in the near term unless banks independently revise their lending rates. That certainty comes at a time when developers are preparing for one of India's busiest periods for residential sales.

The repo rate is the interest rate at which the RBI lends money to commercial banks. While banks are not required to immediately pass every policy change on to customers, the repo rate strongly influences lending costs across the banking system, including home loans.

The RBI's Monetary Policy Committee (MPC) left the policy rate unchanged while maintaining a neutral stance. RBI Governor Sanjay Malhotra said the central bank would continue to monitor inflation and global economic developments before considering any change in monetary policy. At the same time, the RBI slightly raised its economic growth forecast and lowered its inflation outlook, signalling confidence in the domestic economy despite external uncertainties.

The decision has been welcomed by the real estate sector. Industry bodies including CREDAI and NAREDCO said the stable interest-rate environment is expected to support housing demand and improve buyer confidence, according to reports published by The Times of India and The Economic Times.

The timing is significant. India's festive season—beginning with Onam and continuing through Ganesh Chaturthi, Navratri and Diwali—has traditionally been one of the strongest periods for residential property sales. Developers typically launch new projects during these months and introduce limited-period offers, flexible payment plans and other incentives to attract buyers.

For many households, financing costs play a major role in deciding when to purchase a home. Although the RBI did not announce a rate cut, maintaining the current policy rate removes uncertainty over a possible increase in borrowing costs just before the festive season.

The central bank's cautious approach also reflects broader economic conditions. Rising geopolitical tensions, fluctuations in global crude oil prices and inflation risks continue to influence monetary policy, prompting the RBI to prioritise stability over immediate policy changes.

Whether the festive season delivers stronger home sales will ultimately depend on buyer sentiment, employment conditions and how banks price home loans over the coming months. For now, however, developers believe the RBI has removed one of the biggest uncertainties heading into the year's busiest home-buying season, providing a more predictable environment for both buyers and the housing market.
