Trump brand enters South India with 2,000 crore Hyderabad project

Mumbai-based Tribeca Developers and Hyderabad-based Ira Realty are set to develop a Vaastu-compliant Trump-branded luxury housing project in Hyderabad with a total investment of around ₹2,000 crore, including land costs, according to Hindustan Times.

The project on Golden Mile Road in Kokapet marks the Trump brand’s first entry into South India. It will comprise two 65-storey towers rising about 240 metres, with 450 apartments, including 16 penthouses, across a developable area of 22 lakh sq ft. Tribeca says the towers will be the tallest residential towers in South India.

The apartments will range from 3,600 sq ft to 5,800 sq ft and include 3.5- and 4-BHK configurations. Each residence will have a private lift and an exclusive lobby. The towers will be connected by a bridge and will feature an all-glass facade, according to the developers.

Prices will range from ₹5 crore to ₹18 crore. The project will also include duplex residences of about 12,000 sq ft and penthouses of up to 30,000 sq ft. Around 120 apartments will have double-height spaces and are expected to be priced between ₹8 crore and ₹10 crore, Hindustan Times reported.

The Vaastu-compliant design was a particular consideration for the Hyderabad project. Tribeca founder Kalpesh Mehta told Hindustan Times that it took about a year to finalise the design around the requirement.

The project received its RERA registration around two weeks before the report was published and is expected to take five years to complete.

₹2,000 crore investment

Mehta said Tribeca will invest around ₹1,700 crore to ₹1,800 crore in the project, excluding land costs. The developers put the land value at around ₹250 crore at current market rates. They expect sales realisation of ₹3,500 crore to ₹4,200 crore.

The project has already recorded sales, according to the developers. Eight penthouses have been sold for around ₹250 crore, while one transaction involved eight apartments that were combined into a single residence and sold for ₹62 crore.

Tribeca expects non-resident Indians to account for around 25% to 30% of demand, with buyers primarily from the US, Mehta said.

The Hyderabad launch expands Tribeca’s Trump-branded residential portfolio in India. Tribeca is the Trump brand’s official representative in the country. Hindustan Times reported that the Hyderabad development is the eighth Trump-branded project announced in India and the first in South India. Four of the announced projects have been completed in Pune, Mumbai, Kolkata and Gurugram, while projects have also been launched in Noida.

Tribeca is also exploring a super-luxury farmhouse and resort project in Hyderabad and could consider Chennai for a future South India development, Mehta said. The company may launch three to four more Trump-branded projects over the next three years, alongside four to six projects under the Tribeca banner.

For Hyderabad, the immediate significance is the entry of the Trump residential brand into South India, with the project targeting the city's highest-end homebuyers through large apartments, penthouses and branded residences.
