DLF sells Gurugram penthouse for 271 crore in The Dahlias

DLF has sold a penthouse at its ultra-luxury residential project The Dahlias in Gurugram for ₹271 crore, according to reports, making it one of the most expensive single-unit residential transactions reported in India.

Entrepreneur Manav Sardana is the buyer, according to the Economic Times. The penthouse has a super area of about 17,200 sq ft and a carpet area of 10,500 sq ft. On the carpet-area calculation, the transaction works out to nearly ₹2.6 lakh per sq ft.

The deal also works out to about ₹1.58 lakh per sq ft when calculated on the super area. The difference reflects the distinction between super area, which can include shared or common spaces, and carpet area, which refers more closely to the usable internal floor space of the home.

The transaction adds to a series of high-value sales at The Dahlias, DLF’s super-luxury project in Gurugram. The project includes large residences and duplex penthouses and has attracted buyers at the very top end of the housing market. DLF’s official project website describes The Dahlias as a super-luxury residential development.

The project had already recorded strong sales at launch. Reuters reported in January 2025 that DLF sold 173 units at The Dahlias in nine weeks for about ₹1,400 crore. The project comprises 420 units, with Reuters reporting an average price of around $8 million per unit at the time.

The latest transaction is substantially higher in value than many of the high-end apartment deals that have emerged in Gurugram in recent years. It also highlights the pricing levels that can be reached at the top end of the city's luxury residential market, where buyers are willing to pay for very large homes in premium developments.

The ₹271-crore sale comes as luxury housing continues to account for a larger share of India's premium residential market. Reuters reported in 2025 that luxury homes accounted for 26% of total residential sales in 2024, more than three times their share in 2020, citing Anarock Property Consultants.

For DLF, the transaction adds another high-value sale to The Dahlias and reinforces the project's position in Gurugram's ultra-luxury housing segment.

For the wider residential market, the deal is a reminder that India's premium housing market is increasingly producing transactions measured in hundreds of crores, even as the bulk of homebuyers operate at very different price points.

The ₹271-crore transaction is therefore best viewed as a marker of the country's trophy-home market rather than a measure of the broader housing market.
