Housing sales are rising, but developers are launching homes much faster. Is supply getting ahead of demand?

Anarock reports 1,00,220 housing sales across India’s top seven cities in Q3 2026, up 3% year-on-year.

But developers launched 1,14,320 homes, up 18%, while available inventory increased 12% to about 6.31 lakh units.

That works out to roughly 114 new launches for every 100 homes sold during the quarter.

The market is also uneven. Hyderabad, Bengaluru and MMR recorded higher sales, while Pune, NCR, Chennai and Kolkata declined.

Vantage has already been tracking related buyer and pricing shifts.
