Would You Invest in a Real Estate Debt Fund Targeting 18% to 22% Gross IRR?
Poddar Keventer Capital Advisors has launched a ₹400 crore Category II real estate debt AIF, with a ₹200 crore greenshoe option that could eventually take the corpus to ₹600 crore.
The sponsors themselves have committed ₹80 crore, equal to 20% of the target corpus.
The attention-grabbing number is the fund's target:
18% to 22% gross IRR before expenses.
The strategy will finance selected ultra-luxury, premium and mid-market projects across Delhi-NCR and West Bengal using secured debt.
The disclosed protections include security cover, escrow mechanisms, covenants and milestone-linked drawdowns.
But "secured" does not mean risk-free.
For an investor, the real questions are what collateral sits behind each loan, where the fund ranks if a borrower defaults, how concentrated the portfolio becomes and how quickly security can actually be recovered.
There is also a useful way to look at the return target:
the lender's yield is ultimately part of the developer's cost of capital.
So a project needs enough sales and cash flow to support both development costs and financing obligations.
Would an 18% to 22% target gross IRR make you interested in real estate private credit, or would it make you ask what level of risk is required to generate it?
