Should Kolkata Build More Expensive Homes to Increase Its Share of India's Housing Market?
Kolkata accounted for just 1% of ₹6.3 lakh crore in FY26 housing sales value across nine major cities.
MMR accounted for 34%, Delhi-NCR 22% and Bengaluru 15%.
But this is a sales-value comparison, not a unit-sales ranking.
Kolkata remains a much lower-ticket housing market. ANAROCK reported average residential prices of around ₹6,120 per sq ft in 2025, while local developers describe the ₹60 lakh to ₹1.25 crore segment as central to the market.
Meanwhile, India's housing supply is rapidly premiumising.
High-end, luxury and ultra-luxury homes accounted for about 45% of new supply in FY26, compared with 12.6% in FY22.
That creates a difficult choice for Kolkata.
More premium housing could raise transaction values and improve project economics.
But moving too aggressively upmarket could reduce the buyer pool and weaken one of Kolkata's biggest advantages: relative affordability.
Metro expansion, new employment corridors and better organised development may offer another route, allowing housing values to rise alongside the city's economic fundamentals.
