Is India's Real Estate Market Losing Investor Confidence, or Simply Becoming More Selective?
India's real estate investment data presents a striking contrast. Grant Thornton Bharat recorded $705 million in deals during Q3 2026, a 76% decline year-on-year. Yet Colliers reported institutional investment inflows of $5.9 billion for January to September, up 39% from the previous year.
The figures measure different aspects of the market, so they do not necessarily contradict one another. Still, they raise an important question: is capital moving away from real estate, or becoming more selective about the assets and projects it backs?
Recent transactions indicate continued interest in selected commercial assets and established residential platforms. Meanwhile, residential and office investment trends have differed across reporting periods, suggesting that the market is not moving in one direction.
For homebuyers, investors and property owners, understanding this distinction matters. A fall in deal value does not automatically mean falling home prices, just as rising institutional inflows do not guarantee attractive returns.
