India has $430 billion of housing under construction. Is that bullish — or a risk?
CREDAI–ANAROCK estimates the value of India's residential projects under construction reached $430 billion in 2025, up from $235 billion in 2019.
That's an increase of about 83%.
And housing now accounts for roughly 85% of India's $503 billion real-estate construction pipeline.
But $430 billion is not annual home sales. It is not developer debt either. It represents the value of residential projects under construction.
That makes the next question more interesting:
Can buyers absorb everything being built?
There is another wrinkle. Indian buyers are increasingly favouring homes where completion is visible.

So perhaps the most important housing metric for the next cycle isn't how much gets launched.
It's how much gets completed, delivered and occupied.
Would you read India's $430 billion pipeline as a sign of housing-market strength, or as a reason to watch execution and unsold inventory more closely?
