Would You Pay ₹11.5 Crore for a Home Designed Specifically for Retirement?
DLF has sold all 172 homes at The Aureva, its luxury senior-living project in Gurugram, for approximately ₹1,985 crore.
Average price realisation: ₹11.5 crore per apartment.
Reported selling rate: approximately ₹28,000 per sq ft.
And Business Standard reports that 25% of buyers were NRIs.
The project combines luxury four-bedroom homes with accessibility features, wellness, community infrastructure and an on-site medical centre with emergency-response support.
The sell-out clearly demonstrates demand.
But it does not yet prove that luxury senior living is a large, scalable Indian housing category.
Only 172 homes were available, DLF has substantial brand strength, and Gurugram already supports expensive residential products.
The real test comes next.
Can developers repeat the model in other cities?
Can it work below ultra-luxury ticket sizes?
And can operators maintain healthcare, community and service quality years after buyers move in?
