Apartment Solar: Can Surats Savings Be Reproduced?

Karthik posts articles on Energy and Construction.

Summary

Surat’s apartment solar figures imply a 3.23 year simple payback after reported subsidy. We examine why subsidy receipts, actual bills, operating costs and household benefit allocation must be checked before another society adopts that estimate. A large apartment solar project can make the investment case look straightforward: subtract the subsidy, divide by annual savings and calculate payback. The arithmetic is useful. The harder question is whether the inputs describe money actually received and savings actually measured. Surat’s Shreepad Park Arena provides a case worth examining through that distinction.

What do the reported figures imply?

Mercom’s project report supplies the cost, subsidy and annual savings figures used below -> Surat Housing Complex Eyes ₹5 Million Annual Savings with Rooftop Solar.

Input or calculationAmount
Reported project cost₹285.5 lakh
Reported subsidy₹122.5 lakh
Cost less reported subsidy₹163 lakh
Reported annual electricity savings₹50.5 lakh
Simple payback before subsidyAbout 5.65 years
Simple payback after reported subsidyAbout 3.23 years

The calculations are:

₹285.5 lakh ÷ ₹50.5 lakh = approximately 5.65 years.

₹163 lakh ÷ ₹50.5 lakh = approximately 3.23 years.

These are Vantage-derived illustrations, not verified investment returns. They assume the reported annual savings remain unchanged and omit operating expenditure, financing, replacement costs and the time value of money.

Simple payback measures an assumed recovery period. It is not the same as an annual investment return.

Is the annual savings figure already proven?

The report places commissioning in April 2026. Its October publication therefore precedes a complete year of operation.

That does not make the annual figure implausible. It means its basis needs to be disclosed: is it a forecast, an annualised estimate from shorter-period results, or another calculation?

A credible reconciliation would connect meter-level generation and electricity credits to bills over comparable periods. Changes in occupancy, appliance use and electricity charges could otherwise affect the comparison.

Until that method is available, the figure should remain a reported annual savings claim.

Has the subsidy been paid?

Solnce Energy’s project disclosure uses the term “sanctioned” -> Shreepad Park Arena Surat Rooftop Solar Project.

Sanction establishes a different stage from receipt. For a household financing its contribution, the timing matters: money expected later may still need to be funded initially.

The financial model should therefore distinguish approved assistance, actual payments and any temporary financing requirement. This is a reconciliation question, not evidence that assistance has been withheld.

Who receives the saving?

The project is reported as multiple individual rooftop systems. That requires care when translating a community-wide headline into household economics.

A society should identify:

  • Who owns each system and pays its installation cost.
  • Which electricity account receives the generation benefit.
  • How roof access and equipment maintenance are allocated.
  • Whether common-area consumption is covered separately.
  • What happens when a participating property changes ownership.

An aggregate saving cannot establish equal savings for every household. Nor should household benefits automatically be described as a reduction in society maintenance charges.

What would make this case transferable?

Another apartment community needs its own generation and consumption assessment.

Roof availability is only one input. Shading, electrical arrangements, consumption by meter and applicable export treatment can change the result. Eligibility for assistance also needs individual confirmation.

Vantage has discussed how electricity use, roof conditions and future needs influence sizing -> How to Determine the Solar Capacity Needed for Your Home?.

The useful comparison is between proposals with clearly stated assumptions. A lower installation price may be less attractive if important work or maintenance is excluded. A larger system may generate more electricity without producing proportionately greater financial benefit.

What should the apartment committee request?

Before treating a savings headline as a business case, request a short evidence pack:

  1. A cost breakdown and payment schedule.
  2. Connection approvals and the allocation of systems to meters.
  3. Subsidy sanctions and receipts.
  4. Generation records and the savings methodology.
  5. Maintenance responsibilities, warranties and replacement assumptions.

Then compare projected savings with actual performance after commissioning. The same reporting method should be retained so disappointing results are investigated rather than explained away through changing assumptions.

The Surat case supports interest in coordinated apartment solar. Its economics remain conditional on the reported inputs. The next step is to verify those inputs and determine who benefits, rather than copy the headline payback into another society’s proposal.

FAQ

Is the 3.23-year payback guaranteed?

No. It is a simple calculation using reported cost, subsidy and savings, before several relevant costs and uncertainties.

Is simple payback the same as annual return?

No. Payback estimates a recovery period under stated assumptions. It does not calculate annual investment performance.

Has a full year of savings been verified?

No complete year of post-installation billing evidence was inspected. The reported commissioning date was April 2026.

Does a sanctioned subsidy mean it has been received?

No. Sanction and payment are separate stages and should be documented separately.

Will every household save the same amount?

That is not established. System size, consumption, billing and ownership arrangements can differ.

Can another society reproduce this project’s economics?

Possibly, but its own roof, meter arrangement, eligible assistance, costs and consumption must be assessed.

Evidence Caveats

Project expenditure and annual savings are attributed to Mercom’s accessible reporting. Installer disclosures are interested-party evidence, not independent verification.

Mercom describes subsidy as received, while the installer post describes sanction. Payment records were not inspected to reconcile that distinction. The small difference between their stated amounts is consistent with rounding but does not establish receipt.

No complete billing dataset, generation audit, operating-cost schedule or household allocation was inspected. The payback calculations use Mercom’s rounded inputs and exclude financing, maintenance, replacement costs, performance changes and the time value of money.
