Angel One founder, chairman and managing director Dinesh Thakkar has signed an agreement to acquire an entire residential tower at Embassy Developments' Embassy Terrazza project in Mumbai's Juhu for approximately ₹711 crore, in one of India's largest reported single-residential-unit transactions.

Embassy Developments disclosed the transaction in a regulatory filing on September 22. The deal covers a ground-plus-seven-storey tower with a RERA carpet area of 63,000 sq ft. The developer has described it as the country's largest single residential unit transaction.

The transaction value includes taxes, registration charges and other associated costs, according to Embassy's disclosure. On the RERA carpet area, the total works out to roughly ₹1.13 lakh per sq ft, although comparisons of luxury-home prices can vary depending on whether taxes, registration and other charges are included.

The residence is part of Embassy Terrazza on Juhu Tara Road, an ultra-luxury project spread across more than two acres. The development comprises five towers and about 50 residences, with one residence planned on each floor of the towers. Embassy estimates the project's gross development value at more than ₹3,000 crore.

For Thakkar, the purchase is being positioned around privacy and space rather than simply the acquisition of a large apartment. He told Times of India that his search focused on privacy, spaciousness, sea views and creating a family home. The tower has been named Angelus.

The deal also offers a window into how Mumbai's most expensive residential market is evolving. Instead of buying a single penthouse or a collection of apartments, an ultra-high-net-worth buyer is taking control of an entire residential structure within a low-density development. Hindustan Times described the transaction as part of a broader shift towards larger and more bespoke luxury-home formats in Mumbai.

That does not mean the entire Mumbai housing market is moving in the same direction. The transaction sits at the extreme upper end of the market, where location, privacy, views and limited supply can produce pricing dynamics very different from those affecting the city's mainstream homebuyers.

Mumbai has seen other exceptionally large residential transactions in recent years. Times of India noted that D-Mart founder Radhakishan Damani bought the Malabar Hill bungalow Madhu Kunj for ₹1,001 crore in 2021, while a group associated with Damani bought 23 luxury apartments in Worli for around ₹1,200 crore in 2023.

The Juhu transaction is therefore significant less because it represents a typical Mumbai home purchase and more because it shows how the city's luxury residential developers are packaging scarce prime-location real estate for India's wealthiest buyers.

Embassy's disclosure is for an MoU for the sale, meaning the reported transaction should not be treated as equivalent to a completed property registration. The final completion of the deal remains subject to the transaction's contractual and regulatory process.
