Record Property Investment, but Where Are the Affordable Homes?

India’s property market is attracting substantial capital, yet recent FICCI-ANAROCK figures show affordable housing accounting for a smaller share of new supply. High-end and luxury homes have gained ground, while funding constraints and development costs continue to challenge lower-priced projects.

This creates a difficult question: how can India attract investment and keep its real estate sector commercially viable while delivering homes that ordinary households can realistically afford?

Let's discuss:

  1. What is the biggest barrier to affordable housing today: land prices, construction costs, developer financing, approvals, or the location of available homes?
  2. What would make affordable housing more attractive to developers and lenders without weakening construction quality or buyer protection?
  3. Should success in the real estate sector be measured partly by the number of homes households can afford, as well as by investment and sales value?

Share your reasoning, practical experience or credible evidence. Different perspectives are welcome, especially solutions that balance housing access with viable development.

Join the discussion below and help identify what could make India's housing growth more inclusive.
