Office leasing is rising, but flex space is driving most of the growth. Is that changing the market?

India recorded 54.4 million sq ft of office leasing during January-September 2026, up 7% year-on-year.

But the mix is more interesting than the headline.

Flex-space leasing rose 37% to 12.6 million sq ft, while conventional leasing was almost unchanged at 41.8 million sq ft.

Bengaluru remains the largest market, but Delhi-NCR more than doubled Q3 leasing to 3.3 million sq ft.
