Indian real-estate PE inflows reached $2.7 billion in H1 FY27, up 23% year-on-year. But the headline number may be less important than what changed underneath it.
Domestic investors supplied 48% of capital. Equity represented 83% of inflows. Pan-India and multi-city transactions accounted for 49%. And data centres jumped from 4% of FY26 investment to 29% in H1 FY27, while offices remained the largest asset class at 35%.
That creates an interesting tension.
Indian real estate appears to be developing a deeper and more diverse institutional capital base, but the shift is not uniform. Residential investment remains heavily structured-debt driven, foreign investors still write much larger average cheques, and six-month allocations can be distorted by a handful of major transactions.
So we would like to hear from people seeing this market from the inside:
Is domestic institutional capital becoming a genuinely durable alternative to foreign property capital, or are we reading too much into one strong half-year?
Are investors becoming more willing to take real-estate equity risk, or is that shift concentrated in a relatively small group of institutional-quality assets and platforms?
And does the surge in data-centre investment represent a permanent expansion of the real-estate asset universe, or could a few large platform deals be exaggerating the trend?
