Is India Building Too Many Homes, or Too Many Expensive Homes?
Developers launched 279,899 homes across India's top eight housing markets during the first nine months of 2026.
Buyers purchased 258,238.
Knight Frank says launches have now exceeded sales for 16 consecutive quarters.
That sounds like an oversupply warning, but the picture is more complicated.
Quarters-to-sell has increased to 6.1, yet remains below the 7 to 11-quarter range seen during 2018 to 2021.
The bigger change may be the price mix.
Homes above ₹1 crore now account for 55% of sales, up from 50% a year ago.
Sales between ₹2 crore and ₹5 crore grew 19.4%.
But sales below ₹50 lakh fell 14%.
So perhaps the real question is not whether India is building too much housing.
It is whether developers are increasingly building for the buyers who can support today's land, construction and project economics, while lower-ticket housing becomes harder to supply.
NCR already shows why the premium cycle has limits: sales of ₹5 crore to ₹10 crore homes fell 39% during the period.
