Nearly Fully Leased: What Makes Warehouse Income Durable?

At Vantage editorial, we are examining the difference between leased space and dependable investment income.

Brookfield’s announced ESR India transaction includes an operating portfolio reported as approximately 98% leased -> Brookfield to acquire 10.5 million sq ft ESR logistics portfolio; commits ₹4,300 crore.

That is a useful starting point. It leaves questions about tenants, payment performance, lease expiries and the costs of maintaining and expanding the properties.

  1. Which would you examine first: tenant concentration, lease duration or net operating income? Why?
  2. What evidence would help you separate the risks of existing rental assets from future development?
  3. Have you assessed warehouse property? Which lease or building detail changed your view of its income prospects?
