Interesting breakdown. Has anyone validated this with recent site execution costs?

Bengaluru Construction Costs: Who Bears the Risk?

Bengaluru builders are reporting significant construction-cost increases following restrictions on material transport from Tamil Nadu and disruptions affecting stone crushers.

According to reporting published on 27 October 2026, realty-related construction costs have increased by approximately 33%, although some developers have reported lower increases of 15–18%.

Sand and aggregate shortages are also affecting infrastructure projects, including work on Bengaluru Metro's Blue Line.

But higher material prices do not automatically mean apartment prices will rise by the same percentage.

For existing homebuyers, the bigger financial concern may be delayed possession and prolonged rental or financing expenses.

For independent homeowners, it may be higher procurement costs, quotation revisions or uncertainty over material availability.

We would like to hear from people experiencing these conditions directly.

Three questions for the community:

  1. If you are constructing or renovating a property in Bengaluru, which materials have become more expensive? Have suppliers revised their quotations recently?

  2. If you have purchased an under-construction apartment, has your builder communicated any material shortage or change in construction progress?

  3. Who should absorb unexpected material-price increases: developers, contractors or homeowners? How should the answer change depending on the contract?

If possible, share the approximate date, locality, material specification and unit of measurement when discussing prices. This will make comparisons more useful.

Different experiences and evidence-backed disagreements are welcome.

Share your experience in this thread and help other Bengaluru homeowners make better-informed decisions.
